Requirements: Your initial entry into the United States of Mexico will be via a Tourist Visa (FMT), authorizing you to remain in the country for up to 180 days. If arriving by air, this is the form you fill out and retain in order to exit the country.
Once you begin working with Century 21, your current Tourist Visa and your passport will be used to request a visa authorizing you to work here and remain indefinitely (FM3). This work visa must be renewed every 6 months.
In order to grant the FM3, Mexican immigration authorities (Migracion) will require evidence of your real estate licensing in your country of origin, as well as certified documentation proving a lack of past criminal history from your state of residence. This documentation is usually in the form of a letter or certificate, on letterhead, from your local sheriff or state criminal records division.
Language: Most of our clients are English speaking, so English is vital. You do not have to speak Spanish to function here, but we are committed to being part of our Mexican community, and actively seek agents who speak Spanish as well as English. We encourage all our agents to learn Spanish as quickly as possible.
A Cautionary Word About Timing and Cash Flow: It takes a number of weeks for our office and Migracion to process your FM3 application and get your required work visa into your hands. It will also take a typical agent a bit longer than is normal in an active U.S. or Canadian urban market to make that first sale – in some instances, from a few weeks to several months. Once a deal is made – the average closing is 90 to 120 days. Though some individuals will produce results more quickly, as a new agent you should be prepared with personal monetary resources for living expenses for the first six to nine months.
Training: CENTURY 21 Sales Associates have access to training from knowledgeable trainers, in the form of initial training and on-going mentoring. Our basic training program for new sales associates is comprehensive, yet completed in a relatively short time. Agents are also provided periodic sales and property familiarization training sessions, held in our offices or at the developments under discussion. An excellent Mexican University, Technologico de Monterrey, periodically offers a two-day course in the laws underlying ownership of Mexican real estate by foreigners, and all our agents are required to attend this course when it is offered. In addition, other courses, including courses leading to credentials, are offered in Spanish. Our multiple-listing service, Los Cabos MLS, has a more comprehensive course in development which will be implemented by mid 2009.
