Fractional ownership in Los Cabos

Fractional ownership of vacation homes, also frequently called private residence clubs, is a relatively new concept. As in owning a Time Share, most fractional ownership communities offer extensive amenities, including extravagant clubhouse and spa, plus 5-star hotel services. However, in Fractional ownership, you receive a title to the property that allows you to resell your portion at comparable current market sales values. In other words, the value of your purchase will continue to appreciate in a Fractional ownership.

If you want to own an impressive second home complete with personalized services and located in an expensive resort area but can't quite justify the expense because you only intend to visit a few weeks or months of the year, Fractional ownership allows you to enjoy 4 to 12 weeks of home ownership privileges per year in an upscale, luxury resort at a fraction of the cost of buying and maintaining your own residence. There are also a growing number of residencial communities branching into Fractional Ownership as well, including La Cima in El Tezal on the Cabo Corridor.

In playing devil's advocate, if there is a downside to buying Fractional, it would be:

1) The inability to alter your living space, replace furniture, or leave your own fingerprint on your living space.  Most Fractional properties also include property management services, and your monthly HOAs, though higher than in private residential communities, include replacement of aging furniture, internal repairs (if not the fault of visitor using unit), and occasionally vacation rentals during your absences.

2) The inability to obtain financing locally for this purchase. Financing for Fractional purchases may be reinstated in the future, but as of the downturn in the US economy in mid-2008, lenders have tightened qualifiers for finance programs, eliminating Fractional finance programs.

Below is a list of Fractional ownership opportunities in Los Cabos. In most cases, your weeks of usage are pre-determined at the end of each year, and allow for a rotation of usage so no single owner gets every holiday or every high season, etc.

Because Fractional Ownership provides you a deed or Title that can be resold, the selling price is negotiable just as are full ownership single family residential sales. You should work with a Century21 professional to help you through this process.
